Downtown Phoenix is at the center of one of the fastest growing metropolitan areas in the United States. The Phoenix metropolitan area is the sixth largest in the United States and the downtown area is a hub of activity in this ever-growing city. Many housing options in Downtown Phoenix offer a lifestyle that is second to none. One of the many neighborhoods found in Downtown Phoenix is Encanto Village. Located just six minutes north from the heart of downtown, Encanto Village is one of the city's 15 urban villages. The heart of Encanto is Park Central Mall, which was Phoenix's first shopping mall located on Osborn Road and Central Avenue. Today, the mall serves as a mixed-use business park and is now simply called Park Central. Other areas of interest in Encanto Village include Phoenix's central park, Encanto Park (which includes the park's own amusement attraction, Enchanted Island); Arizona Veterans Memorial Coliseum (the original home of the NBA's Phoenix Suns); Phoenix College; Steele Indian School Park; and the Arizona State Fair, held at the coliseum.

Downtown Phoenix rivals most urban centers for the excitement and entertainment opportunities and thanks to the population boom in Maricopa County, more business are moving into the area. From professional sports, fine dining, and the arts, downtown Phoenix has something for everyone. Just minutes from the area's two major freeways (I-10 and I-17) and the airport, Downtown Phoenix serves as a central point to the entire Valley of the Sun. Residents will also be able to utilize the light rail to travel along the 20 miles of tracks from Downtown Phoenix to north-central Phoenix, Tempe, Mesa, and Sky Harbor International Airport. With the recently renovated Convention Center, Chase Field and U.S. Airways Arena all within walking distance, as well as several nearby concert venues and theaters, entertainment isn't hard to find.

Those who choose to live in Downtown Phoenix are less than 30 minutes from Arizona State University, Glendale, the home of the NFL Cardinals and NHL Coyotes, two major outdoor concert venues, several world class golf resorts and nine area spring training teams. Downtown Phoenix Real Estate Market - Price Range of Downtown Phoenix Houses

While most of Downtown Phoenix is urban replete with high-rises and townhomes, there are also numerous single-family houses in the surrounding neighborhoods. Duplexes and triplexes are also in abundance for those looking for an investment.

Older Downtown Phoenix homes with a lot of charm and character, including several in the historic neighborhoods just to the north of the downtown area, can be found for as little as $125,000. There are a variety of home styles in the area including adobe homes that reflect the southwestern lifestyle. Homes needing to be rehabbed in Downtown Phoenix can be had for as little as $75,000. Much of the housing in the area consists of downtown lofts and condos, which begin at $110,000. In addition to the numerous options available there are plans to build more luxury high-rise housing with prices starting at $1 million for a 4-bedroom luxury condo.

Phoenix's urban village, Encanto, also offers a lovely selection of homes for sale, including condominiums starting from the low $70,000s. Single-family homes are more prevalent in Encanto with prices ranging from $65,000 for a 3-bedroom investment property to upwards of $940,000 for a 4-bedroom historic home.


Phoenix Downtown Real Estate Stats and Trends for the week of March 27th, 2017: homes priced around $418,377 compared to $376,358 the previous week, showing a increase of more than +10%.  For Saturday, July 22nd, the current national mortgage rate for a 30 year fixed mortgage is 3.85%; the 15 year fixed rate is at 3.85%. For a loan larger than conventional conforming loans, or 'jumbo' loan, the 30 year rate is 4.09%, while the 15 year jumbo rate currently is at 3.69%.
